Her team
Beyond selling property, what she cares most about is mentoring and teaching. With a background in mathematics and education, she wrote a structured training syllabus for her team. It teaches them to look at each client's situation properly, and to show their value through data, logic and sound advice.
Today she leads Ngee Wei District at PropNex, a team of close to 50 consultants. Since 2019 they have produced top rookies year after year, which comes from that training culture and from a belief in building people from the ground up.
What matters most to her is that they serve clients well, put the client's interests first, and keep growing into people worth trusting.

How she works
Every number comes with its steps, not just a total. Client A's home today traces back through three separate moves, not one lucky sale.
Most of what she does isn't one sale. It's a sequence, sometimes years apart. Melv is proof: eight years, four transactions, still her client.
Sometimes the numbers say sell now, even at a loss. She advised a family to do exactly that, on purpose, and it funded their retire-at-55 goal.
The cases, in detail

Client A owned a 5-room flat in 2018, and was not sure whether moving was the right thing to do at all.
Ngee Wei planned it as a sequence of moves rather than a single sale, so each step funded the next. That is why the family never had to touch their savings.

Client B's EA flat was worth less than they had paid for it, and the husband wanted to retire at 55.
Ngee Wei worked the numbers and advised them to cut the loss rather than keep holding a losing asset, then moved them into a 4-bedroom condo in the outskirts, chosen so the monthly instalment needed no cash at all.
The retire-at-55 goal was met, and the home is fully paid.
Client C bought an EC at 77xk. His wife was sceptical about it, and by 2025 he was planning to sell.
Ngee Wei showed him he could keep the first property and add a second, instead of selling it.
Two properties held. Rent and CPF cover most of the monthly cost. About 40 months of it needs no cash at all, and after that it works out at roughly 1.2k per person per month. Both figures hold only while both spouses are working and the second property stays tenanted. He said he had never dreamt he'd be able to do it.
Client D owned a smaller 2-bedroom unit and wanted to hold out for another 40k before selling.
Ngee Wei advised against waiting, and negotiated an extremely good deal on the next home.
About 180k up on paper within a year.
