The track record, at a glance

The pattern that keeps repeating.

Six client sequences. Same method, shown six times over. Every figure below is a real, past transaction, never a guess about what happens next.

Client A

Before 540k A 5-room flat in 2018, and a decision about whether to move at all
After 3.55M What they own today, after three moves in seven years

Planned as a sequence, not one sale. Done without touching their savings, with cash left for renovation. A comparable flat transacts at about 775k today.

Client B

Before 20k The loss on their EA flat, taken on purpose in 2018
After 4xxk The profit on the home they moved into, sold in 2022

Ngee Wei had them sell at a loss on purpose. The condo they moved into needed no cash at all toward the monthly instalment. He got his retirement at 55.

Client C

Before 1 Property. An EC bought at 77xk, and he was ready to sell it in 2025
After 2 Properties held. He kept the first and added a second

He had never dreamt it was possible. Rent and CPF carry most of the monthly cost, and about 40 months of it needs no cash, while both spouses work and the second property stays tenanted.

Client D

Before 40k The extra Client D was holding out for before selling her 2-bedroom
After 180k Up on paper one year after moving into a 3-bedroom in a very popular project

Client D stopped waiting and sold in March 2025, on Ngee Wei's advice.

Client E, Melv

Before 2016 A stranger who met Ngee Wei at a listing, with no reason to trust her
After 4xxk Profit on the condo he sold in 2024, and still her client eight years on

Four transactions, eight years, still her client. Ngee Wei negotiated his entry price, and turned him away from developments whose resale numbers did not justify the risk.

Client F

Before 4BR Bought for attributes that would be hard to beat, not the lowest price
After 7xxk Profit, then into a landed home at 5.x M

Ngee Wei chose the unit on what would hold up at resale, not on what was cheapest at purchase.

Past transactions, not predictions. Individual results depend on each household's own numbers and timing.

Six different families, making better property decisions with clear numbers.

“I'm Quek Ngee Wei. I've always had a keen eye for data and numbers—in fact, I earned a Mathematics degree and taught the subject for years before I ever sold a single property. Today, after more than a decade as a property agent, I bring that same ‘show-your-working’ method to Singapore upgraders who want to master the numbers before making a commitment.”

Ngee Wei · The Property Maths Teacher

Her team

She wrote the training syllabus her team learns from.

Beyond selling property, what she cares most about is mentoring and teaching. With a background in mathematics and education, she wrote a structured training syllabus for her team. It teaches them to look at each client's situation properly, and to show their value through data, logic and sound advice.

Today she leads Ngee Wei District at PropNex, a team of close to 50 consultants. Since 2019 they have produced top rookies year after year, which comes from that training culture and from a belief in building people from the ground up.

What matters most to her is that they serve clients well, put the client's interests first, and keep growing into people worth trusting.

How she works

She teaches first. Then she does the deal.

She shows the maths.

Every number comes with its steps, not just a total. Client A's home today traces back through three separate moves, not one lucky sale.

She plans several moves ahead.

Most of what she does isn't one sale. It's a sequence, sometimes years apart. Melv is proof: eight years, four transactions, still her client.

She will tell you when the answer is no.

Sometimes the numbers say sell now, even at a loss. She advised a family to do exactly that, on purpose, and it funded their retire-at-55 goal.

The cases, in detail

The same six sequences, worked all the way through.

The track record above is the summary. Here is each case with every step shown.

Client A · The two flats

540k · 1.6M · 3.55M

Client A owned a 5-room flat in 2018, and was not sure whether moving was the right thing to do at all.

What Ngee Wei did

Ngee Wei planned it as a sequence of moves rather than a single sale, so each step funded the next. That is why the family never had to touch their savings.

  • Sold the 5-room flat (2018)540k
  • Moved into a 3-bedroom condo, city fringe (2018)1.6M
  • Moved into a cluster landed home (by 2025)3.55M

3.55M held today, without touching their savings, with cash left for renovation. A comparable flat transacts at about 775k today.

Client B · The small loss, the bigger gain

58xk · 20k loss · 4xxk profit

Client B's EA flat was worth less than they had paid for it, and the husband wanted to retire at 55.

What Ngee Wei did

Ngee Wei worked the numbers and advised them to cut the loss rather than keep holding a losing asset, then moved them into a 4-bedroom condo in the outskirts, chosen so the monthly instalment needed no cash at all.

  • Sold the EA, a 20k loss taken on purpose (2018)58xk
  • Moved into a 4-bedroom condo in the outskirts, no cash needed toward the monthly instalment
  • Sold the condo (2022)4xxk profit
  • Moved back into an HDB flat and paid it off in full

The retire-at-55 goal was met, and the home is fully paid.

Client C · One property becomes two

77xk · 2 properties

Client C bought an EC at 77xk. His wife was sceptical about it, and by 2025 he was planning to sell.

What Ngee Wei did

Ngee Wei showed him he could keep the first property and add a second, instead of selling it.

  • Bought the EC77xk
  • Planned to sell it in 2025
  • Kept it and bought a second property instead

Two properties held. Rent and CPF cover most of the monthly cost. About 40 months of it needs no cash at all, and after that it works out at roughly 1.2k per person per month. Both figures hold only while both spouses are working and the second property stays tenanted. He said he had never dreamt he'd be able to do it.

Client D · The wait that ended

40k · 180k

Client D owned a smaller 2-bedroom unit and wanted to hold out for another 40k before selling.

What Ngee Wei did

Ngee Wei advised against waiting, and negotiated an extremely good deal on the next home.

  • Stopped waiting for another 40k on the sale
  • Sold the 2-bedroom unit (March 2025)
  • Moved into a 3-bedroom unit in a very popular project

About 180k up on paper within a year.

Client E, Melv · Eight years, four transactions

438k · close to 4xxk profit

Melv was a stranger who met Ngee Wei at a listing in 2016. He asked her to represent him because of how she had analysed the estate.

What Ngee Wei did

Ngee Wei negotiated his entry price, and turned him away from developments whose future resale numbers did not justify the risk.

  • Bought an HDB flat (February 2016)
  • Sold the flat (June 2021)438k
  • Sold a 3-bedroom condo, about three years later (July 2024)close to 4xxk profit
  • Bought a 4-bedroom condo at one of the lowest prices and psf in the project (August 2024)

Four transactions, eight years, still her client.

Client F · Bought on attributes, not price

7xxk profit · 5.x M

Client F was buying a 4-bedroom unit, choosing between the cheapest option and the strongest one.

What Ngee Wei did

Ngee Wei picked the unit on attributes that would be hard to beat at resale, rather than on the lowest entry price.

  • Bought the 4-bedroom unit
  • Sold it at a profit7xxk profit
  • Moved into a landed home5.x M

A 7xxk profit, and a landed home.

Past transactions, not predictions. Individual results depend on each household's own numbers and timing.

Is this for you

Three kinds of homeowners come to her.

01

HDB or EA owner at or past MOP

Wondering if you're leaving money on the table by selling too early, or holding on too long.

02

Condo owner planning the next move

Wondering if your profit is actually a good rate of growth, not just a big number that took a long time to arrive.

03

Wants a second property without selling the first

Wondering if the cash flow maths actually works, without selling what you already own.

With clear numbers, home owners can make better property decisions.
